The department handles commercial property transactions for London Boroughs, Hospital Trusts, several high street multiple retailers, national charities, owners, developers and operators of trade parks and industrial estates, Seedbed Centres and other property users, and deals with a full range of property activities ranging from routine acquisition and leasing transactions to large scale site assembly and disposal. The team is also increasingly instructed by residential developers, care home operators, offshore trusts and banks.
With clients owning and occupying literally thousands of commercial properties, management issues have become part of our daily diet and here we also deal with problem cases. Our commercial department is, therefore, linked to a property litigation support unit. Many of our clients are property professionals and are demanding in terms of detail, expenditure and quality.
We deal with:
- Acquisition and sales of development sites, industrial buildings, shops, offices, mixed use buildings (let or vacant) including acting for pension funds (SIPP or SSAS).
- Sale of businesses via asset purchase or share sale
- Option and promotion and land collaboration agreements and joint ventures
- Commercial Finance and Refinance – acting for lender or borrower
- Commercial auction sales and purchases
- Commercial lease grants for Landlord or Tenant including rent deposits and personal guarantees
